Job Summary: With seven decades of expertise in the commercial construction industry, our client has established itself as a trusted leader known for quality, integrity, and innovation. As they continue to grow, they are seeking a dedicated and experienced Commercial Construction Project Manager to contribute to their ongoing success.Major Duties & Responsibilities
- Works with the Superintendent to update the master project schedule weekly.
- Performs constructability reviews and works with Estimators to prepare project estimates.
- Handles buyout of project and purchasing of trade packages.
- Preparation of schedule of values or cost loaded schedule and implement billing process in accordance with company guidelines and contract terms.
- Expedite Owner payments and establish positive cash flow
- Development of Subcontractor scope and generate subcontract drafts.
- Ensures a fully executed contract, with bonds and insurance are in place before work begins
- Review & become thoroughly familiar with all contract documents, including the plans & specifications.
- Log, review, submit and track Shop Drawings & Material Submittals.
- Expedites approval and return of submittals to Subcontractor.
- Track Subcontractor’s material & equipment fabrication and is current on all material delivery dates.
- Generate, log & track RFI’s
- Process, log & track the Owner direct purchase process on associated projects.
- Estimating of project related costs & Owner requested changes.
- Preparation of Owner Requested Change Orders & Maintains RCO log.
- Preparation of Owner Change Orders and associated Job Cost Budget Updates.
- Preparation of Subcontractor change orders & back-charges along with associated budget transfers.
- Accurate cost coding of invoices.
- Weekly updates of the project schedule.
- Coordination meetings with project Superintendent and generate related meeting minutes.
- Directs field activities.
- Assists the company in marketing and business development efforts and advise management of potential project opportunities
- Maintains necessary safety controls & OSHA requirements.
- Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others
- Assist Superintendent with preparation and updating punch list at project closeout.
- Assembles warranty certificates, maintenance information, etc. for project closeout manuals.

Education:
- High school or equivalent (Required)
Experience:
- COMMERCIAL PROJECT MANAGEMENT: 3 years (Required)
- Construction management: 3 years (Required)
License/Certification:
- FLORIDA DRIVERS (Required)
